Thank you for the opportunity to present to you at the June luncheon. We especially enjoy discussing the unique opportunity that Colorado’s emerging markets represent with those who know Colorado well.

As a reminder, we are fundraising against a committed portfolio and are forecasting 12%+ Net IRR, 2.5x - 3.0x Net Multiple, before OZ tax benefits.  As discussed on the call, the OZ incentives can generate a 300-400bps improvement to net returns, making this a compelling investment option which is now available to BIG members at special terms.

Historically, market inefficiencies have limited capital investment outside of the Front Range  despite growing demand. The resulting market imbalance positions places such as Grand Junction and Glenwood Springs as perhaps the greatest long-term investment opportunity in our state.

Which Realized Capital Gains Currently Qualify to Invest?
In response to the pandemic, the IRS extended the investor's 180 day window. As a result, partnership and 1231 gains realized in 2019 are still eligible to invest in OZ Funds. Additionally, any capital gains realized in 2020 still qualify to invest. Any portion of a capital gain can be invested. OZ Funds are also an excellent alternative to 1031s and allow for separation of your basis from your gains.
